Lake Carolina is an established neighborhood on the outskirts of the city of Columbia. With easy access to Hardscrabble Road, Lake Carolina is less than 15 minutes from the Sandhills area, which is known for its shopping options, including a mall, movie theater, and numerous restaurants.

There are two subdivisions in this small town-like community, Berkeley Landing and Harborside. Close proximity to I-77 puts these neighborhoods about an hour and a half away from Charlotte, N.C. Via I-20, Myrtle Beach and Charleston, S.C., are less than three hours away. Closer to home, downtown Columbia, and Fort Jackson, S.C., are about a half hour drive from these subdivisions.

Berkeley Landing Subdivision Featured Floor Plans


The Jamestown floor plan uses a partially open-concept plan downstairs, keeping the family room, breakfast nook, and kitchen open to each other but with distinct spaces laid out. The kitchen has a walk-in pantry and attached formal dining room. The two-car garage is attached to a laundry room-mudroom combination and a powder room, so any mess stays separate from the living space. Finally, the downstairs owner’s suite has an attached bathroom with a separate shower and tub and water closet, and a deep walk-in closet and two additional, smaller storage spaces. Upstairs, there are three more guest rooms and a spacious loft area. One room has its own attached bath, and the other two share a hall bath that is jack-and-jill style between one room and the loft space.


The Freeman floor plan is nothing if not spacious. The kitchen has a peninsula with bar seating, and the breakfast room has multiple windows to allow natural light. Grove Park

This spacious floor plan is a combination of formal and open-concept living. The family room is open to the breakfast nook, but it is given a distinct space. Attached to the kitchen are a walk-in pantry, the dining room, and a keeping room, which is a space for the household or guests to stay close to whoever is doing the cooking. One guest room is downstairs, adjacent to the mudroom and a full bathroom. Upstairs, there are two more guest rooms and a bonus room. One of the rooms and the bonus room have attached bathrooms and plenty of storage space. The laundry room is conveniently located upstairs and includes counters and storage. Finally, the owner’s suite has two walk-in closets in the hall to the attached bath, which has a separate tub and shower, double vanities, and a water closet.

Harborside Subdivision Featured Floor Plans


This two-car garage, open-plan living floor plan offers numerous options for customization. The upstairs laundry is convenient to most of the bedrooms, and the owner’s suite includes a spacious attached bath and walk-in closet. There is a hall bath upstairs and option for either a loft space or another bedroom. Downstairs, next to another full bath, there is the option for a study or additional bedroom. Altogether, this 2,433 square foot home has three bathrooms and up to five bedrooms.


This floor plan combines open-concept living with formal spaces. The kitchen includes an island with bar seating and looks into the breakfast nook and family room, and near the family room is a partially closed formal dining room. Elementary School

Lake Carolina Elementary School is located on-site in Lake Carolina and part of Richland School District 2. Originally a whole school, it split into upper and lower campuses in 2014.

Lake Carolina Elementary Lower Campus

For PK and K-2 students, the Lower Campus is ranked the 11th best out of over 660 public South Carolina schools. It has about 500 students and a student-to-teacher ratio of 14:1.

Lake Carolina Elementary Upper Campus

For students grades 3-5, the Upper Campus is one of the top 10 best schools in Richland County, and it has the same student-to-teacher ratio of 14:1 as the Lower Campus, including about 500 students.

Middle School

Kelly Mill Med Pro Middle School

Kelly Mill Middle School is located on-site in Lake Carolina. The school is one of four magnet schools in Richland 2 to incorporate a STEAMM – Science, Technology, Engineering, Arts, Math, Medical – theme into its curriculum. A program in the school called AVID – Advancement Via Individual Determination – gives your student a greater ability to meet their aspirations and college success. Though there are over a thousand students in the school, the student-to-teacher ratio is 15:1.

High School

Blythewood High School

Though Blythewood High School is not on-site in Lake Carolina, it is located less than 15 minutes from our Berkeley Landing community. Among its many extracurricular activities and programs available to students, the school offers AVID, Advancement Via Individual Determination, which gives students greater career and college readiness. With a 15:1 student-to-teacher ratio and a position as one of the top-25 best public high schools in South Carolina, you can feel confident about your child’s success here.
